Do you work with homeowners, or only commercial?
Commercial property is our specialty — property managers, HOA boards, NNN tenants, and commercial building owners — and that focus is what keeps our crews, schedules, and equipment dialed in. We also welcome homeowners who want that same professional standard for their home's exterior. If you've got an exterior to clean, reach out and we'll let you know if we're a good fit.
How does a maintenance plan work?
You choose a cadence — monthly, quarterly, or semi-annual — and we lock your service dates in advance at fixed, predictable pricing. One agreement covers scope, frequency, access, and invoicing. You stop re-quoting and chasing vendors every season.
Can one agreement cover multiple properties?
Yes. A Custom Plan covers your entire portfolio under one agreement, with unified invoicing and a single point of contact — ideal for property managers with five or more locations.
Are you licensed and insured for commercial work?
Yes. We carry general liability and workers' compensation coverage, and we can provide a certificate of insurance (COI) naming your company or property as additional insured for vendor onboarding.
Do you provide documentation for board minutes or CAM audits?
Yes. We provide service-completion records so HOA boards can document compliance for meeting minutes and NNN tenants can support landlord and CAM-charge audits.
Can you work around our hours or after close?
Yes. We schedule early-morning, after-hours, and weekend service so exterior work doesn't disrupt your tenants, customers, or staff.
What areas do you serve?
Commercial properties across the Knoxville metro — Knox, Anderson, and Blount counties. If your property is just outside that footprint, reach out and we'll let you know.
Do you offer one-time service, or only maintenance plans?
Both. Many engagements start as a one-time or post-construction clean and convert to a maintenance plan. Maintenance Plan clients get priority scheduling and fixed pricing.
What about gutter cleaning?
Gutter cleaning and service is one of our core services — book it one-time or on a seasonal maintenance plan cycle (usually spring and fall), for commercial and multi-building properties. It's commonly bundled with the rest of your exterior care, but it stands on its own.
How much does exterior cleaning cost?
It depends on the property — square footage, the surfaces, height and access, how dirty things are, and how often it's serviced. Rather than a one-size price, we give you a flat, written quote after a quick walkthrough, and there's no charge for the walkthrough. Maintenance Plan clients pay a fixed per-visit rate that runs lower than one-off pricing.
Do you offer free quotes?
Yes. Walkthroughs and written quotes are free, commercial or residential. Tell us about the property and we'll follow up with scope, cadence, and fixed pricing — usually within one business day.
How do I get started?
Send the property details through the quote form or give us a call. We'll walk the property (on-site or virtually), recommend a cadence, and put together a fixed-price proposal — maintenance plan or one-time.
What services do you offer?
Exterior cleaning for the whole property: pressure and soft washing, window cleaning, roof and soft washing, gutter cleaning and service, solar panel cleaning, graffiti removal, and parking-lot sweeping. One vendor for the entire exterior.
How often should my property be cleaned?
Most properties do well on a quarterly or semi-annual cycle, with high-traffic entrances, glass, and lots often moving to monthly. We recommend a cadence after seeing how fast your specific property collects pollen, road film, and algae.
Will pressure washing damage my surfaces?
Not when the method matches the surface. Concrete and similar hard surfaces take true high pressure; softer or sensitive surfaces — siding, stucco, EIFS, painted finishes, wood, and roofs — get low-pressure soft washing instead, so nothing is etched, gouged, or stripped.
Do I have to sign a long-term contract?
No. A maintenance plan locks in your schedule and pricing, but you can also book a one-time or post-construction clean with no commitment. Many clients start with a single visit and move to a maintenance plan once they see the results.
Can you remove black streaks and algae from roofs and siding?
Yes. The black streaks are Gloeocapsa magma algae and the green cast is usually pollen and mildew, both fed by East Tennessee humidity. We soft wash to kill the growth at the root rather than just rinse the surface, so it stays clean longer.
